There is a fully and professionally equipped kitchen with a large island in the middle, designed to make cooking easy and therefore allowing you more time to holiday. It is well equipped with a stovetop, oven, dryer, microwave,  dishwasher, refrigerator, coffee machine (Nespresso and filter coffee machine), tea/coffee maker, ice maker, electric kettle, kitchenware, baby feeding chare and baby utensils.

On the upper floor, there is a contemporarily designed living area with sofas and TV which opens onto a spacious and covered terrace with a seating lounge, perfect for enjoying the sunshine and taking in the beautiful views of the Adriatic Sea and the Dalmatian islands.

On the ground floor, a spacious dining room, with direct access to the front terrace, takes center stage, featuring a table for 12 persons.

The heated water swimming pool is for the sole use of our guests.

Comfortable beach chairs/loungers, beach umbrellas and outdoor furniture are provided for your relaxation, placed to make the most of the view.

A large dining table & chairs are provided as well as a BBQ (wood and charcoal), so dine alfresco by the pool, with the most stunning garden and sea view, makes evenings ones you won’t forget.

We WELCOME the extended ‘fury’ members of your family and so with prior arrangements, please bring them along with you. There will be an additional fee of €300 per pet which is not included in the amount of booking.

Once we receive your written confirmation of the property booking via email, we will send you a Rental Agreement with stated terms and conditions of your booking.

Along with the Rental Agreement, we will send you a proforma invoice for a non-refundable deposit of 30% of the total booking amount, which must be paid within 3 working days (72 hours).

Once you have sent us a signed copy of the Rental Agreement and confirmation of payment, your private property booking will be considered confirmed.

The remaining 70% of total booking amount, as second non refundable deposit, is required to be paid 30 days prior to the arrival in property.

If the booking is made within 40 days of the arrival date, full payment of the rental cost is required.

If any payment is not done within the specified timeframe may result in the cancellation of the booking, and we reserve the right to cancel the reservation.

All reservations require payment via bank transfer.

If you wish to cancel a reservation for private property, please inform us in writing via email. We will calculate all applicable cancellation charges from the date that we receive your written cancellation notice.

If reservation is cancelled up to 31 days prior to the guests’ arrival, 30% of the non-refundable deposit shall be retained.

If reservation is cancelled within 30 days prior to guests’ arrival, the total amount of property booking will be retained to cover the cost of the late cancellation.

We highly recommend that all guests obtain trip cancellation travel insurance that is adequate for their needs.

Basic daily cleaning, change of towels every day, change of linens every third day or as needed.

Final cleaning fee of €300 is not included in the amount of booking.

We are pleased to inform you that La Villa Dubrovnik is now available for hosting weddings and events. We have provided further details below for your reference.

*An additional cleaning fee of 500€ will be charged after the wedding/event celebration, along with the regular final cleaning fee of 300€.
*The additional fee for hosting an event at the villa is 2000€.
*A refundable security deposit of 2000€ is required to cover any potential damages during the stay or event at the villa, up to the special amount. The deposit will be fully refunded after the stay, provided there is no damage to the property or other unforeseen costs.

If you plan to hold a wedding celebration on the villa’s property, the maximum number of guests is usually limited to 20-30 people.

Please note that the use of confetti and similar small decorations inside the villa, as well as in the villa garden, including the pool, is strictly prohibited. Additionally, for safety reasons, the use of glassware and glass utensils is not permitted in the pool area. These measures are aimed at reducing potential injury risks and ensuring a relaxed and pleasant experience for all visitors. Only alternative options, such as elegant plastic stemware, are to be used around the pool.

The lawn around the villa is available for photography purposes. If you plan to use this space for additional wedding activities, please specify the intended use so that we can review and approve the purpose.

For event needs, the villa’s inventory is not used; only inventory provided by the catering service (tables, chairs, cutlery, etc.) is allowed. The villa’s kitchen is available to the catering service, and the catering supplier is responsible for returning the kitchen to its original state after the event.

Regarding the DJ, we can confirm music until a maximum of 11:00 p.m., but playing music beyond that time is not permitted on the villa’s property or inside the villa.

La Villa Dubrovnik is conveniently located just 4 km away from Sun Gardens Dubrovnik and less than a 5 minute drive. Also, for our guests we have approval for helicopter landings on the premises of Sun Gardens Dubrovnik.
