GENERAL DESCRIPTION
Every room in Villa Lule commands a view of the mountains, the valley and the sea. The accommodation on the ground floor is open plan with a comfortable lounge area, offering Wi-Fi, satellite TV and a DVD player.
A fully fitted kitchen, with separate area for the laundry, opens onto the dining area that in turn opens onto the terrace with pool which can be fully heated during the cooler months.
The pool and terrace has sun loungers or a sofa area , a separate WC and shower for your comfort and relaxation. A BBQ and a large table enable you to enjoy alfresco dinning.
There are 2 beautiful large bedrooms both with en suite bathrooms with walk in showers.
All the rooms are air conditioned.
Centrally situated in a quiet peaceful location, just 6km from the hustle and bustle of Dubrovnik’s Old Town, 4km from the beaches and a 20 min transfer from the airport, Villa Lule offers you an ideal place for relaxing and exploring and comfortable living.

KITCHEN
The kitchen is fully fitted with a dishwasher, fridge/freezer, cooker, hob and microwave. There is also a washing machine, iron and ironing board.
LOUNGE
This large beautiful, modern open plan lounge and dining area overlooks the pool terrace. You can relax here, enjoy satellite TV.
TERRACE & SWIMMING POOL
The swimming pool 9mx4m is for sole use of our guests. The pool can be heated or the chill taken off the pool during the cooler months. Please see the note below on pool heating.
Sun loungers, tables and umbrella are provided for your relaxation.
There is a pool side WC and separate shower.
The large terrace has a bespoke outdoor dining table with a beautiful marble top and matching dining chairs for alfreso dining. After dinner you can relax and have coffee on the outdoor sofa and chairs.
POOL HEATING
Pool heating is INCLUDED in the villa price in all months except July and August. We have modern strong heating pumps but due to our elevated position and the drop in nighttime temperatures we find it difficult to heat the pool to a temperature suitable for swimming, especially in the early months of the year and towards the latter part of the season. It is not a guarantee. (If you require pool heating in July or August it is provided at £15 per day).
Please be aware it takes 24hrs plus to make a difference in the water temperature.
NB: The pool will not be filled from end November till end April, as it is impossible to heat in the winter months.

PRICES
PREPAYMENT
30% of total amount is required as a deposit when booking, which is nonrefundable. Full payment is then due 4 weeks prior to arrival.
A £200 returnable breakage and key security deposit is due on arrival. This will be refunded on day of departure, once the key is returned and property inspected.

CLEANING
During the week a complimentary mini clean is offered, cleaning the bathrooms and kitchen. Final cleaning is also included.
Should you wish an extended clean please book this with the property manager – laundry can also be included.
CAR RENTAL SERVICE
Please note that whilst staying with us car rental is essential due to our location.
We do have a recommended car rental partner Ras Renta Car, please contact them for information on car availability and rates- www.rasrentacar.com. The service they offer is second to none. They meet and greet you at the airport and transfer you directly to your accommodation, where the car will be waiting for you. Transfers at the end of your stay are also included in the quoted price. Importantly on arrival you have no hidden extras.

Baby Equipment and Services Available:
We can supply large travel cots – in perfect condition.
Highchairs, a baby changing mat, toilet training potty, baby food blender.
Please enquire when making the booking to check availability.
Babysitting is offered at €10 per hour. The staff are trustworthy, they have their own children and I wouldn’t hesitate to recommend any of them for babysitting services.

The Villa was the perfect place to stay. The space was incredible and the pool and view were amazing. We felt so safe, it was spotlessly clean and we just had the best time. It was our 1st time staying in a villa and we’re converted. Not having anyone around us was so relaxing. We visited Mostar, Blagaj, Kravice Waterfalls, Kotor, Cavtat & Dubrovnik. No issues with boarder crossings at all. Visited Lidl for groceries which was ideal.

We vacationed in Villa Lule on Ivanica at the beginning of August 2023. It is an exceptional piece of land with a beautiful view of the valley and the sea. Vila Lule is in a very quiet area. It is detached and you have absolute peace there .The villa is clean, well equipped and the staff is very professional, friendly and quick to respond.Culturally, Ivanica offers great diversity as it is located in a real triangle of countries.You are in Bosnia and Herzegovina, but on the direct border with Croatia. Inland, Ivanica borders the Serbian Republic, so on the one hand it is easy to get to the Croatian coast (especially if there are no traffic jams on the border with Croatia), and on the other hand there is good and cheap food and shopping in the area across the Croatian border. People are friendly and accommodating.It was our first time to Ivanica and we would love to come back.

Villa Lule is a lovely large villa with a fantastic outdoor terrace and pool with sweeping views down to the Croatian coastline. It’s ideally located to explore Dubrovnik, the beautiful beaches and small coves dotted along the coastsline. But it’s also a good base to explore Bosnia and there is detailed excursion information in the villa as the villa is on the Bosnian side, you do have to cross through border control. We weren’t delayed too often at the border and they are currently extending the crossing so this should improve once the works have been completed. The major benefit of being of being in the Bosnian side is the value for money. Dining out is very reasonable and there are lots of restaurants on both sides of the border to choose from. The Bozholidays team were all very amenable and readily available. We were picked up at the airport and made very welcome on the arrival. The one problem we had with the car hire was resolved quickly. And the villa itself is stunning, particularly the outdoor terrace and pool area. The villa is situated in the developing small village of Ivanica. There are ongoing building works and development, so so it might not suit everyone and you do have to drive everywhere (or you could just spend all your time by the pool but that wouldn’t do justice to the stunning area). But if you’re looking for a luxury family villa at affordable rates then we would highly recommend.

Sara’s place is a fantastic apartment. Pool is divine, a perfect place to chill. Well located for trips to Dubrovnik and Montenegro. We went in mid June, weather was perfect. Will be going again.

Sara’s villa is a stunning newly built house, with immaculate interiors and a beautiful pool / garden area. It’s high on a hill and the view down into Dubrovnik is gorgeous. Everything you might need has been provided, and there are great recommendations on local restaurants and beaches etc. The villa has one double and one twin room so perfect for a family (although there’s no bath). While the villa is only 6km from Dubrovnik, it’s just across the Bosnian border. This is a professionally run holiday let rather than a classic Airbnb, so don’t expect 1 friendly host/owner. The area around the villa is under development but at present it offers complete privacy and peace.

Super Villa which is very spacious with everything high quality. Great views and pool and very quiet. Great base to explore into Bosnia and Montenegro. Right by the border for Croatia. Would certainly go back and we had a great family holiday. Not the right place if you want a lot of life as many villa’s are still being built but no noise from this. Thanks for having us. We had a lovely time here. If you’re going to Croatia, get up early! We spent a lot more time looking around Bosnia and Montenegro. The villa was big and comfy and private. We’d really recommend it!

Villa Lule was gorgeous and exactly what we had hoped for. The boarder didn’t impact on our holiday too much and we visited Croatia a number of times. Cavat, Dubrovnik and the marina were our favourites. As for Bosnia and Herzegovina, we really liked it. The restaurants that you recommended were fantastic and we never had a bad meal all holiday.
It was a great holiday and we will definitely return!

This was our third visit to Ivanica and our second to Villa Lule. Yet again, this presents complete relaxation in a beautiful villa with sublime sunsets. We spent most of our days in Bosnia or Montenegro where there’s loads to do and see and the prices are, by U.K. Standards, low. As ever, at all points through the holiday process Sara and her team were extremely helpful. This is a stress free thoroughly relaxing holiday experience which presents excellent value for money.

What a beautiful villa and spot – we spent 9 nights here recently and absolutely loved it. Sara and her team were brilliant from booking to checking us out and we will not hesitate to book again! The villa was exactly as pictured but the views were even better than we had hoped. Such a peaceful and relaxing setting, from which we managed to see a lot of the local sites Sara recommended in Croatia, Bosnia and Montenegro – a stay I won’t be forgetting for a long time and was very sad to leave. I’m already thinking about the next trip!

We started our holidays with discovering Bosnia & Herzegovina. Sarajevo, Konjic, Mostar are beautiful cities.
After all that sightseeing we came to the villa. It was more amazing than we expected. Everything we needed was there, very comfortable, the pool area with the stunning views to the mountains/sea/harbour is a beauty to watch for hours and forget the stress of our working life in Holland. The kids were so happy in the pool, especially after we asked for extra heating of the water.
Trebinje and Dubrovnik are beautiful.
We enjoyed every moment in the villa and we think we will be back! Thanks Sara, Mili and the rest of the stuff!

This is our second trip with Bozholidays and we feel these holidays provide excellent value in excellent accommodation in a fantastic area.
We have spent more time in Bosnia this time than last and can recommend both “Drijen” and Hotel Platani as places to eat.We’ve enjoyed trips on the Adriatic, usually by kayak. Outdoor Croatia are highly recommended (by us and others) and offer a range of one day trips from Lopud. The Gulf Kotor is stunning and Kotor itself worth a visit. We went by heading towards Trebinje and then heading for Herceg Novi – an easy drive. We took the short ferry (which was meant to be a time save), but found it much quicker driving around the ‘fjords’. This journey also allows for a trip to Perast. Equally we found Ston and Mali Ston a good day out. As with Kotor, there is the option of walking on a fortified wall. We’ve not done it two times but can also recommend rafting in the Tara Gorge. The scenery, however, is absolutely stunning. Closer to home, a drive to the cable car is short and gives an interesting way of getting to and from Dubrovnik.
The kids (12 & 16) enjoyed Cavtat – to mess around in the water and eat ice cream.
It’s pretty obvious, but sunsets are brilliant!
